Buying Land To Build A Commercial Building On? Make Sure The Soil Is Stable

If you are purchasing land to build a commercial building on, you need to ensure that the soil is stable. If you do not and there is a problem with stabilization this will lead for many problems for you. Below are some signs that the soil is not stable on the property and what can be done to stabilize it.

Signs of Unstable Soil

There are many signs that you will see if the soil is unstable including:

Trees are Leaning

Drive around the property and inspect the trees. If the soil needs to be stabilized the trees will be leaning. This is because soil that is not stable becomes very soft and soft soil will not support a tree well, which causes the tree to lean.

Trees that are not healthy can also lean so make sure you hire an aphorist to inspect the leaning trees. This will tell you if it is the soil or if it is the trees. 

Concrete is Broken

If there is concrete on the property and it is breaking in different areas this is a sign of unstable soil. This is because soft soil cannot support the weight of concrete. You may only notice a few areas of concrete that are cracked, which means the soil is only unstable in certain areas.

In some cases, the soil can be stabilized by injecting a material into the soft areas. This will only work well if you have only a couple of areas of unstable soil.

Soil Stabilization 

To stabilize soft soil, drainage tile will be used to first to remove moisture from the soil. Excavation equipment will then be used to subgrade and then replace the soft soil, and a base material is then added to the soil to make it more stable. In some cases, separation fabric will be laid down on the soil before the base material is added. A geosynthetic material, which is also known as geogrid, is added to the soil to help with the stabilization. 

If the soil is very unstable chemicals will be added to the soil to help it become more stable. These chemicals include cement, fly ash, and lime. A special type of tiller will be used to mix the chemicals into the soil. How many chemicals and the type of chemicals used will be determined by how unstable the soil is.
